 If you are considering a move to Denton County, we've got a lot to share with you. Denton, which sits at the apex of the Golden Triangle, with Dallas and Fort Worth along the base, is known for being an arts mecca--it has a lively eclectic music scene, historical points of interest and a wide assortment of arts venues. It is also becoming known as both a shopping and a medical destination for all points north and west, not to mention a few folks east and south. In other words, Denton has grown and continues to grow. Population statistics from the North Central Texas Council of governments predict the city's population, estimated at just above 96,000 will blossom to 108,042 by 2010. Denton County's population, now just over a half-million, is expected to reach 643,572 by 2010. The largest age group, at 39%, is people between the ages of 18 and 34. Why? In the past year, Denton Community Hospital has become Presbyterian Hospital of Denton, more than doubling its size and creating a medical plaza along the city's northwestern edges. To the south sits Denton Regional Medical Center, which plans to add a fifth floor to its relatively new building. Behind it sits an ever-growing number of medical complexes including a heart center, doctors' offices, and a proposed outpatient complex. Next door, construction finished on the $16 million North Texas Surgery Center off Mayhill Road.   Denton also is home to the headquarters of world-renowned Sally Beauty Supply, international clothing company Russell-Newman, the Peterbilt Motors regional headquarters and plant, and the regional headquarters and call center for the Federal Emergency Management Agency. Surrounded by shopping malls in the Dallas-Fort Worth area, Denton is now making its own mark on the shopping map with the addition of such names as Foley's, World Market, Best Buy and other major stores. Restaurants are coming to the city in droves, bringing a smorgasbord of menu items catering to all tastes. A multimillion-dollar shopping center, Denton Crossing, has been opened, bringing more than 30 stores and eateries. Golden Triangle Mall, a Simon property, continues to expand its lineup after adding Barnes & Noble Booksellers, Foley's and a DSW shoe store. Tucked around the city's historic courthouse in downtown Denton, numerous shops offer coffee, ice cream, antiques, candy, Western decor and much more.  Traveling to and from Denton to work, play or shop is relatvely easy with the city sitting at the Interstate 35 split--east to Dallas and west to Fort Worth. Another major thoroughfare, US Highway 380 takes travelers east to McKinney and Frisco and west to Decatur and beyond. US Highway 377 winds through the area's well-known horse country in Aubrey and Pilot Point, where horse ranches and throroughbred farms line up by the dozens. In the near future, a bridge over Lewisville Lake will tie into the high-growth area of Little Elm. Other projects, including FM2499, are expected to offer commuters even more options. And speaking of lakes, Denton County is known for its two manmade lakes--Lewisville and Ray Roberts--where water sports, fishing and just plain lazy-day boating make the area a destination spot for vacationers and residents alike. We'd be remiss in not mentioning Water Works Park, a favored destination for the younger crowd, complete with water slides, a wading pool and a continuous river. The 200 acre South Lakes Park features a large wooden playground called "Eureka." built by community volunteers. The playground was designed by Robert Leathers, a science-manipulative park specialist, whose design incorporated ideas submitted by neighborhood children. The park features hike and bike trails, playground equipment, tennis courts, picnic pavilions, a lake and fishing pier. Some homebuyers approach the final days of the home sale transaction with great enthusiasm, feeling utterly confident that the end is in sight, and feeling completely organized about the move. They have accounted for every detail, contacting the moving company, arranging for the transfer of their telephone, electric, water, and gas accounts and having the home professionally cleaned. They start checking off the days until the closing on their calendar. But in reality, the closing may not be entirely predictable.
It is very useful for homebuyers (and sellers) to remember that closing dates are not set in stone. Lenders, appraisers, title attorneys, credit check services, and anyone else who is involved in the transactions can potentially cause a delay in the closing. If buyers keep this in mind while making arrangements, they can minimize the possible cost and inconveniences due to a delay.
As the closing approaches, the real estate agent will stay on top of the situation and keep in touch with everyone involved in the transaction to prevent any unnecessary delays.
